Bella Vista Estates is an upscale community in the Winterwarm – Gird Valley area of Fallbrook in North County San Diego. Like many Fallbrook neighborhoods, residents here enjoy views of the surrounding rolling hills, easy access to Highway 76 and close proximity to Fallbrook’s quaint downtown village.

One thing that sets this tranquil, semi-rural neighborhood of custom homes apart from others in the area is that there are no homeowners association fees, which is an unexpected bonus for an upscale community with custom view homes set along tree-lined streets.

According to, the detached, single-family, custom homes in Bella Vista Estates range in size from 2,244 square feet to 4,330 square feet and have three to five bedrooms and two to four bathrooms. Lot sizes range from about one acre to about three acres and, unlike most Fallbrook neighborhoods in this area, there are no homeowners association fees.

Of the homes sold in the 12 months prior to this writing, the lowest sales price was $607,500 and the highest was $875,000 with an average price of $850,000.

Fallbrook is simultaneously known as a semi-rural equestrian community and one of the top art destinations in the country. While this comes as a surprise to some newcomers, once you have taken in Brandon Gallery, the public art installations found throughout the village, and an exhibit at the Fallbrook Art Center, you are sure to quickly see why this small town is so well known for its thriving art community.

Residents and visitors can indulge in a sweet treat at Café de Artistes with its historic soda fountain and local art, see a live performance at Mission Theater or take in the Fallbrook Film Festival hosted by the Fallbrook Film Factory. They can also take a class as Fallbrook School of the Arts and round out their day with a little wine tasting or craft brew tasting at Fallbrook Brewing Company’s tasting room right on Main Street. Local arts and crafts can also be found at the weekly farmers market where you can visit local vendors selling produce, baked goods, homemade products and more.

For your everyday errands, Fallbrook is home to plenty of grocery stores, banks, gas stations, pharmacies and other essentials, as well as salons, healthcare providers, boutiques, feed stores and a hardware store.

For date nights, meeting up with friends or taking your family out to eat, there are also lots of dining options, including some local faves, such as Café Bloom, Fallbrook Café, Trupiano’s Italian Bistro, Robertito’s Mexican food, Casa Estrella and Firehouse Que & Brew. There is even a Starbucks if you need your daily caffeine fix, or you can go for the local option and stop by Fallbrook Coffee Company to grab a cuppa to start your day or before heading to one of the many community events held in Fallbrook throughout the year.

Additional shopping, dining and entertainment options – including your nearest movie theater showing the latest releases – can be found in nearby Bonsall and, of course, the easy access to Highway 76 and Interstate 15 means that you can conveniently reach expanded options in Oceanside, Temecula and across North County.

Fallbrook has a handful of local parks where families gather for community sports leagues and play dates. There is also the Fallbrook Community Center and Park, which offers sports, fitness classes, after-school programs, arts and crafts classes, and an array of programming for all ages.

Pilots have access to Fallbrook Airpark, which is a private airport, and the beaches of Oceanside are only about 30 minutes away. Closer to home, there are several golf courses and country clubs, the closest of which is Golf Club of California in Fallbrook. Two other options just a short drive from homes in Bella Vista Estates are Pala Mesa Resort and Arrowood Golf Course.

Horse lovers will find boarding and training stables throughout North County San Diego. One of the riding schools just outside of the neighborhood is Kids Horsin’ Around, which offers lessons to both children and adults just on the other side of Vista Del Norte on Secluded Lane.

North County is a great spot for hiking, trail running, mountain biking and trail riding, and there are more than 160 trails and paths giving you lots of options to get outside close to home. Folks who live in Fallbrook are even more fortunate with 11 nature preserves within minutes of home. These nature preserves, as well as several miles of trails in the Santa Margarita River Trail System, are managed by the Fallbrook Land Conservancy. To help plan your trip and make sure the preserve you want to visit is currently open to the public, check their website before heading out to hit the trails.

Public school students living in this and adjacent Fallbrook neighborhoods are primarily served by the Bonsall Unified School District and the Fallbrook Union High School District. Most students here attend La Paloma Elementary School, James E. Potter Junior High School and Fallbrook High School.

Private schools serving children in this area include Alpha & Omega Academy, Spirit Mountain School, St. Stephen Lutheran School, St. Peter the Apostle Catholic School, Fallbrook United Methodist School, New Covenant Christian Academy, Rock Rose School for Creative Learning, Peppertree Montessori, Fallbrook Montessori, Montessori Adolescent Academy and A Step in Time Preschool.

For adult learners, nearby options include the Fallbrook campus of Palomar College, National University, California State University San Marcos, John Paul the Great Catholic University, MiraCosta College, Miramar College and San Joaquin Valley College.
