Champagne Crest is an exclusive, gated community in the Winterwarm – Gird Valley area of Fallbrook in North County San Diego. Known for its exceptional views and semi-rural lifestyle, this upscale neighborhood is just minutes from downtown Fallbrook and Highway 76.
Champagne Crest History
Development of Champagne Crest as a residential community began in the 1990s. Prior to this time, the area that is now Champagne Crest was an avocado grove, evidence of which can still be seen in the remaining trees that enhance privacy and the semi-rural atmosphere. Some avocado trees remained on each property within the community per a requirement placed on the developer by the County of San Diego.

Champagne Crest is an upscale, gated community of 60 custom, estate homes on lots that are about two acres or more in size. Homes here generally have a combination of luxury amenities, such as guest houses, expansive outdoor living areas, custom swimming pools and high-end finishes. This community is particularly known for the amazing views, which include rolling hills, Gird Valley and San Luis Rey Valley.
I found just one Champagne Crest home for sale at the time of this writing, which is a four-bedroom, five-bathroom, 5,369-square-foot home on just under two acres with two guest units and a private gate listed at $1,987,000.
There is an active homeowners association with dues, and residents here are also members of the Via Loma-Via Alicia Road Association, which governs the private road leading to the community.
Champagne Crest Shopping, Dining & Entertainment
The Champagne Crest neighborhood is only about a 10-minute drive from downtown Fallbrook, which is where you will find most of the restaurants, shops and services that are closest to home. This is where you will go to run most of your errands with stops like gas stations, banks, salons, healthcare providers, grocery stores and pharmacies all within easy reach.
In the quaint village of Fallbrook, you will find a weekly farmers market, the Fallbrook Brewing Company craft beer tasting room, the eclectic Café de Artistes, Fallbrook Brandon Gallery, boutique shopping, a variety of restaurants, and public art installations. There are also events and exhibits at the Fallbrook Art Center, classes at the Fallbrook School of the Arts, live performances at Mission Theater and the Fallbrook Film Festival at the Fallbrook Film Factory. Other community events include Fallbrook Avocado Festival, Holiday in the Village, Fallbrook Christmas Parade, Fallbrook Scarecrow Days, Movies in the Park and many more.
Additional shops, restaurants and services can be found just down Highway 76 in Bonsall at the River Village Plaza, which is also where you will find the nearest movie theater playing the latest releases. If you go east on Highway 76, you will come to a handful of shops and restaurants in the Pala Mesa area as well.
The close proximity of Highway 76 provides easy access to Interstate 15. This allows you to head north to Temecula or south to San Diego for expanded shopping, dining and entertainment options. Additional options are also found in nearby Oceanside, Escondido, San Marcos and Vista.
Champagne Crest Parks & Recreation
Living in the Winterwarm – Gird Valley area offers semi-rural living close to a private airport (Fallbrook Airpark), numerous boarding and training stables, nearly a dozen nature preserves, golf courses, and hiking, riding and biking trails.
The closest golf course is at Golf Club of California, which is just south of the neighborhood. Other nearby options include Arrowood Golf Course, Pala Mesa Resort, Vista Valley Country Club, Welk Resort and Castle Creek Country Club. If you are looking for a country club setting with additional amenities, Castle Creek Country Club, Vista Valley Country Club and the nearby Pala Mesa Resort, which has a swimming pool, fitness center, pro shop and Aqua Terra restaurant.
For low-key outdoor recreation like a family picnic or community soccer game, there are also a handful of community parks in Fallbrook, including the 27-acre Live Oak Park, which is home to an off-leash dog park, soccer fields, softball fields, a basketball court, a volleyball court, amphitheater, wedding venues, playgrounds, hiking trails and picnic areas.
There is also Ingold Community Sports Park that is primarily known as a community gathering place for a number of sports leagues and games, including Pop Warner football, baseball, lacrosse, rugby, adult football, softball, and youth and adult soccer.
Then there is the Fallbrook Community Center and Park, which has an auditorium with a kitchen, tennis courts, a volleyball court, a playground and picnic areas. The community center also offers a variety of classes, sports programs and community programs for youth, teens, adults and seniors.
Every neighborhood in North County San Diego is just a short drive from hiking, riding and biking trails, and Champagne Crest is no exception. Residents here have access to more than 160 trails just in North County, which does not include the trails in the rest of San Diego County and the Temecula area. Most of the closest trails to this community are found in one of the 11 nature preserves maintained by the Fallbrook Land Conservancy. Some of the preserves are not open to the public, some have limited access, some close areas periodically to protect vulnerable habitats and some have additional points of interest, such as Palomares House & Park, which has a garden, sculptures and a historic farmhouse.
Other nearby trails can be found in the Santa Margarita River Trail system, Palomar Mountain State Park, Cleveland National Park and the San Luis Rey River Trail system.
For those who enjoy semi-rural living but do not want to be too far from the beach, it might help to know that Champagne Crest is about 35 minutes from Oceanside and about 50 minutes from Del Mar.

Private schools in the Fallbrook area include A Step in Time Preschool, Peppertree Montessori, Fallbrook Montessori, Montessori Adolescent Academy, New Covenant Christian Academy, St. Stephen Lutheran School, Rock Rose School for Creative Learning, Spirit Mountain School, Alpha & Omega Academy, St. Peter the Apostle Catholic School and Fallbrook United Methodist School.
Public school students living in Champagne Crest are most often served by the Bonsall Unified School District and Fallbrook Union High School District. It looks like most students here attend Bonsall Elementary School or Live Oak Elementary School (in the Fallbrook Union Elementary School District), Norman L. Sullivan Middle School and Fallbrook High School or Bonsall High School. Other options offered through the Fallbrook school districts include Fallbrook Homeschool Academy and Ivy Continuation High School.
Colleges and universities in the area include the Fallbrook campus of Palomar College, San Diego Miramar College, MiraCosta College, Saddleback College, San Joaquin Valley College, John Paul the Great Catholic University, Soka University of America, National University and California State University San Marcos.
