La Buena Vida – in English, “the good life” — is a moderately priced neighborhood in the town of Fallbrook in North County San Diego. It is within walking distance of Fallbrook High School, just down the street from Ingold Sports Park and Los Jilgueros Preserve, and minutes from the quaint village of downtown Fallbrook.
The detached, single-family homes here are located on family-friendly cul-de-sacs, and just around the corner from the community is Hawthorne Country Store with just about anything you would need to settle into the tranquil country living offered in Fallbrook neighborhoods.
From this centrally located neighborhood, you can enjoy the community events, farmers market, art scene and craft fairs downtown, or head in almost any direction to find hiking trails, equestrian centers and local vineyards offering wine tasting.

Most of the homes in La Buena Vida were built in the mid- to late-1970s.
La Buena Vida Housing
La Buena Vida is a community of single-family, detached homes built mostly in the 1970s. Homes here are moderately priced with estimated values mostly falling in the $400,000 to low-$500,000 range. Most homes here have three to four bedrooms and two to three bedrooms. Some have swimming pools, many have been remodeled, and all are located on cul-de-sacs.
La Buena Vida Shopping, Dining and Entertainment
Fallbrook is known as an equestrian community and, while you cannot keep your horses at home if you live in La Buena Vida, you can head just down South Mission Road to your nearest store to shop for tack and pick up feed. In fact, Hawthorne Country Store has just about anything you need to enjoy Fallbrook’s country lifestyle, including canning supplies, hardware, clothing, animal feed, gardening supplies and gifts. If you are new to country living or just want to expand your knowledge or meet your neighbors, Hawthorne Country Store also offers homesteading seminars and the Homesteading Arts Fair.
Since your to-do list is sure to include more than picking up gardening supplies or animal feed, you will be happy to know that La Buena Vida is just minutes from Fallbrook’s downtown village, and most everything you will need is conveniently located on or just off South Mission Road. This includes the three main shopping centers in town: Colony Plaza Shopping Center, Fallbrook Towne Centre and Mercantile Shopping Center.
In and around these shopping centers is where you will find most of your everyday essentials, such as banks, grocery stores, gas stations, salons, pharmacies, mail and shipping centers, professional services and the weekly farmers market. This is also where you will find Starbucks and Fallbrook Brewing Company if you need a little pick me up between errands.
Some of the restaurant options in Fallbrook include the typical fast and fast casual choices – like McDonald’s, Burger King, Taco Bell, KFC, Domino’s Pizza, Carl’s Jr and Chipotle – as well as local faves, like Café Bloom, Robertito’s, Main Street Café, Rosa’s, Trupiano’s Italian Bistro, Dominick’s Sandwiches, Fallbrook Rib Shack, Nessy Burgers and Firehouse Que & Brew.
Fallbrook is home to just about anything you will need on a daily basis, but on those days when you need a big box store or other options more often found in the city, convenient access to Highway 76 and Interstate 15 allows for an easy drive to Oceanside or Temecula.
Fallbrook is also well known as an art destination and has been named to John Villani’s 100 Best Art Towns in America. After spending just a small amount of time here, you are sure to see how it earned this distinction with the public art installations, Mission Theater, Fallbrook Film Factory, Brandon Gallery, exhibits and events at the Fallbrook Art Center, and classes at Fallbrook School of the Arts. There is also the eclectic Café de Artistes, which is located at the Fallbrook Art Center, where you can enjoy the historic soda fountain amidst local art.
Aside from the thriving art scene, other entertainment options include wine tasting, craft brew tasting, browsing craft fairs, and the many community events held throughout the year, such as the Fallbrook Avocado Festival, Fallbrook Film Festival, Wine and a Bite Holiday Art Walk, Fallbrook Scarecrow Days, Fallbrook Christmas Parade and Holiday in the Village.
La Buena Vida Parks and Recreation
The Fallbrook area is home to eleven nature preserves managed by the Fallbrook Land Conservancy and offering miles of hiking and riding trails for residents and visitors to enjoy. The closest of these are Dinwiddie Preserve, Los Jilgueros Preserve and Palomares House & Park. While most of the preserves offer some kind of public access to trails, it is always a good idea to check the land conservancy’s website when planning day trips, since some are not open to the public or close temporarily when habitats are particularly vulnerable.
Of course, there are also plenty of other opportunities for hiking, mountain biking and trail riding throughout North County San Diego, including trails in the Santa Margarita River Trail System, Cleveland National Forest and Palomar Mountain State Park.
For those days when you are looking for more of a stroll than a strenuous hike, there is always the butterfly garden or bird sanctuary to meander through at the Myrtle Creek Botanical Gardens or the walking paths in nearby Live Oak Park. Live Oak Park is also home to an off-leash dog park, an amphitheater, playgrounds, picnic areas, and sports courts and fields.
Families involved in community sports are sure to spend lots of time at Ingold Sports Park, which is off of Olive Hill Road just west of the neighborhood, or at some of the other community parks in Fallbrook, including Ball Park, Don Dussault County Park, Clemmens Lane Park and Alturas Street Park. There is also a wide variety of community programming for folks of all ages offered at the Fallbrook Community Center and Park, which has tennis courts, a basketball court, sand volleyball courts, picnic tables, and an auditorium with meeting rooms and a kitchen.
For tennis enthusiasts, there is the Fallbrook Tennis Club, private pilots will enjoy the close proximity of Fallbrook Airpark, and golfers have plenty of nearby options, including Arrowood Golf Club, Golf Club of California, Pala Mesa Resort and Welk Resort. There are also lots of boarding and training stables for horse lovers, and if you prefer to spend your weekends at the shore, the beaches of Oceanside are about a 30-minute drive from La Buena Vida.
La Buena Vida Schools
La Buena Vida students attending public schools are served by the Fallbrook Union Elementary School District and the Fallbrook Union High School District. Most students here attend Live Oak Elementary School, James E. Potter Junior High School and Fallbrook High School. Other options offered through the districts include Fallbrook Homeschool Academy and Ivy Continuation School.
Fallbrook High School and Ivy Continuation School are located just north of Winter Haven Road, so La Buena Vida students can walk or ride their bikes to high school from this community.
Fallbrook neighborhoods are served by private schools located throughout North County San Diego. Some of the closest that may be of interest include Peppertree Montessori, Fallbrook Montessori, Montessori Adolescent Academy, Rock Rose School for Creative Learning, Spirit Mountain School, St. Peter the Apostle Catholic School, St. Stephen Lutheran School, Fallbrook Methodist School, New Covenant Christian Academy, and Alpha & Omega Academy.
Adult learners also have several nearby options, including California State University San Marcos, National University, John Paul the Great Catholic University, Palomar College, MiraCosta College, San Joaquin Valley College and Miramar College. Palomar College has a Fallbrook campus to make taking classes close to home even easier.
La Buena Vida Boundaries
The La Buena Vida neighborhood is located south of Winter Haven Road and Fallbrook High School, east of South Mission Road, north of Hughes Lane and Hawthorne Country Store, and west of Tanglewood Estates. The community is accessed from Winter Haven Road, and homes here have addresses on Buena Rosa, Buena Flores, Buena Rosa Court, Buena Suerte, Buenos Tiempos, La Buena Vida and Buena Capri.
Buena Flores connects to Winter Haven Road. All other streets in the neighborhood are reached from Buena Rosa, which connects to Winter Haven Road west of Buena Flores.
