Magnolia Hills is an upscale neighborhood of custom homes in the Gird Valley – Winterwarm area of Fallbrook in North County San Diego. Residents here enjoy the privacy and tranquility that comes with semi-rural living while being just minutes from schools, art galleries, restaurants and shops. With views of the surrounding rolling hills, no homeowners association fees, and easy access to Highway 76 and Interstate 15, it is easy to see why Magnolia Hills is among the most popular, higher-end Fallbrook neighborhoods.

Most of the detached, single-family, custom homes in Magnolia Hills have three to four bedrooms, sit on one- to two-acre lots and have high-end amenities, such as security gates, guest houses, swimming pools, retreat-like master suites, gourmet kitchens and views. There are no homeowners association dues here, which is a rarity in such an upscale community close to all that Fallbrook has to offer.

According to Neighborhoods.com, seven homes have sold in Magnolia Hills over the last 12 months. The selling prices ranged from $815,000 to $885,000 with an average sale price of $850,000. Homes seem to sell relatively quickly here and are currently on the market for an average of 31 days, so if you find a home for sale in Magnolia Hills that piques your interest, be sure to have your realtor schedule a showing.

Aside from the upscale homes and tranquil, semi-rural setting, one of the main draws of living in Magnolia Hills is that residents here are close to everything downtown Fallbrook has to offer. While it does not feel like living in town, shops, restaurants and the local high school are just minutes away.

In fact, if you head down Green Canyon Road to where it meets up with South Mission Road, and then head north on South Mission Road towards downtown Fallbrook, you will immediately start to see some of the things that make this small town so special. For example, one of the first shops you will come to is Second Chances Barn, where you just might find the perfect vintage treasure, or you can stop by Button and Burlap to shop for gifts or Hawthorne Country Store for just about anything you might need for your country lifestyle.

Keep heading north, and you will pass some other local favorites on your way to downtown, which is home to everything you need for everyday errands. This is where you will find grocery stores, pharmacies, gas stations, banks, salons, healthcare providers and boutiques. Just a handful of the eateries you will find in Fallbrook include Fallbrook Café, Fallbrook Coffee Company, Café Bloom, Casa Estrella, Firehouse Que & Brew, Trupiano’s Italian Bistro, Starbucks and Robertito’s.

You can also enjoy dessert or the historic soda fountain at Café de Artistes at the Fallbrook Art Center, which offers a good introduction to some of the local art you are sure to see while in town. After all, Fallbrook is known as one of the top art towns in the country, and there is plenty of evidence to support that. Fallbrook Arts, Inc. is the main art organization in town and is the parent to the Fallbrook Art Center, Brandon Gallery, Fallbrook School of the Arts and Fallbrook Art in Public Places. Also adding to the thriving art community here are the Fallbrook Film Factory and Mission Theater.

When you are not taking in the local art scene or attending one of the many community events and street fairs that take place in Fallbrook throughout the year, you can entertain out-of-town guests with wine tasting at several local wineries, craft brew tasting at the Fallbrook Brewing Company tasting room, or browsing local wares and organic produce at the weekly farmers market.

The nearest movie theater showing new releases, plus additional shopping, dining and services, can be found in nearby Bonsall. The easy access to Highway 76 also allows you to reach expanded options in Oceanside and Temecula.

Magnolia Hills residents are within a short drive of a wide variety of opportunities for outdoor recreation. Pilots with private planes will appreciate the close proximity of Fallbrook Airpark, surfers and sunbathers can get to the beaches of Oceanside in about 30 minutes, and horse lovers will find boarding and training stables throughout Fallbrook and North County. Golfers also have lots of options, the closest of which include Golf Club of California, Arrowood Golf Course and Pala Mesa Resort.

There are several community parks scattered throughout Fallbrook, where you will find picnic areas, playgrounds and lots of opportunities to participate in community sports leagues. There is also the Fallbrook Community Center, which is home to a park and offers programs for children, teens, adults and seniors, including arts and crafts, fitness classes, sports, personal development classes and after school programs.

Mountain bikers, trail runners and hikers will be happy to know that North County San Diego has more than 160 trails and paths, including miles of trails found close to home in some of the 11 nature preserves managed by the Fallbrook Land Conservancy. The conservancy also manages several miles of trails in the Santa Margarita Trail System, so be sure to visit their website if you are looking for some great hiking close to home. Other nearby options include the trails found in Palomar Mountain State Park and Cleveland National Forest.

Magnolia Hills public school students are usually served by Bonsall Unified School District and Fallbrook Union High School District. Growing up here, most students will be able to move through grades with their friends at La Paloma Elementary School, James E. Potter Junior High School and Fallbrook High School.

For families who prefer a private school setting, there are plenty of options serving Fallbrook, including Fallbrook Montessori, Peppertree Montessori, Montessori Adolescent Academy, A Step in Time Preschool, Spirit Mountain School, Alpha & Omega Academy, St. Peter the Apostle Catholic School, New Covenant Christian Academy, Fallbrook United Methodist School, St. Stephen Lutheran School and Rock Rose School for Creative Learning.

After high school, those who wish to stay close to home can choose between several colleges and universities, including Palomar College (which has a Fallbrook campus), MiraCosta College, Miramar College, San Joaquin Valley College, California State University San Marcos, National University and John Paul the Great Catholic University.

Magnolia Hills is located east of South Mission Road, north and west of Green Canyon Road, and south of Winter Haven Road and Fallbrook High School. Streets in Magnolia Hills include Montecito Drive, Montecito Lane and Crest Loma Drive. The community is accessed from Crest Loma Drive off of Green Canyon Road.
