Malabar Ranch North County Neighborhood Guide

Malabar Ranch is one of the most exclusive gated communities in the town of Fallbrook in North County San Diego. There are just 34 homesites in this enclave of estate homes where you will find large, well-manicured lots with luxury amenities, such as custom swimming pools, detached guest houses, sports courts, wine cellars and home theaters. Most of the homes here have great views of the surrounding riparian habitat and rolling hills, San Luis Rey River Valley, Palomar Mountain or the horse ranches of Bonsall.

Located in southern Fallbrook near Bonsall, Malabar Ranch is ideally located for easy access to Highway 76, schools, employment centers, shopping, dining, entertainment options, hiking trails, golf courses and much more.

Malabar Ranch History

Chicago-based real estate developer, businessman and racehorse breeder, Arthur Appleton, began development of Malabar Ranch and the nearby community of Brook Hills. Most of the homes here were built since the early-2000s and many of the initial homes were constructed by Davidson Communities of Del Mar.

The upscale, gated community of Malabar Ranch has 34 homesites with estate homes situated on well-manicured lots that are two acres or a bit larger in size. Most of the homes here have beautiful views that include a combination of the San Luis Rey River Valley, Palomar Mountain, the rolling hills and riparian habitat surrounding the community, and the horse ranches of Bonsall.

There are both one- and two-story, custom homes here, and some of the floor plans are popular options that can also be found in the exclusive Rancho Santa Fe neighborhoods of Cielo and The Crosby. You can expect to find multiple high-end amenities and features on each property, such as custom swimming pools, sports courts, attached and detached guest houses, wine cellars, family orchards, outdoor kitchens, indoor and outdoor fireplaces, media rooms, gourmet kitchens designed for entertaining, impeccable landscaping, multiple outdoor living areas, expansive master suites, service staircases, disappearing walls and high-end finishes.

This is a small enclave of luxury homes, so you will want to start working with an agent early on so that he or she can keep you abreast of new listings in Malabar Ranch. I found just one home for sale at the time of this writing, which is a six-bedroom, 8.5-bathroom, 7,021-square-foot, custom home with a guest house on 2.03 acres listed at $2,499,999.

There is a homeowners association with dues that go towards maintaining the gates and common areas and, as far as I can tell, there is no Mello Roos for this neighborhood.

Malabar Ranch Shopping, Dining & Entertainment

Residents of Malabar Ranch enjoy the feeling of semi-rural living just about 10 minutes from Fallbrook’s downtown village. This allows for easy access to restaurants, boutiques, healthcare providers, grocery stores, gas stations, salons, banks, pharmacies and almost anything else they might need. This is where you will find the nearest weekly farmers market, plenty of community events, tasting rooms for craft beer and wine, art galleries and public art installations throughout the village.

Art lovers will feel particularly at home here. After all, Fallbrook has been named among the top 100 art towns in the country, and this is apparent through the above-mentioned art galleries and installations, as well as Mission Theater, Fallbrook Film Factory, and the Fallbrook School of Art, which offers classes and community programs.

Malabar Ranch is just about 1.5 miles from Highway 76, which means residents can easily access Bonsall for more shopping and dining options, as well as the nearest movie theater that plays the latest releases. Being this close to Highway 76 also means that residents can head to Oceanside, Temecula, Escondido, Vista, San Marcos and downtown San Diego for expanded options.

Most of the homes in Malabar Ranch have at least one option for outdoor recreation right at home, including swimming pools and sports courts. A stretch of riparian habitat wraps around the western, southern and eastern borders of the community, which includes the 23-acre Appleton Preserve immediately to the east. This, of course, adds to the views for some of the homes here, but it also provides some beautiful scenery for morning jogs or evening strolls.

Appleton Preserve is one of 11 nature preserves managed by the Fallbrook Land Conservancy, most of which are just a short drive from Malabar Ranch in Fallbrook and Bonsall. Many of the nature preserves are open to the public at least partially and offer miles of hiking trails. The Fallbrook Land Conservancy website is your best resource for finding out which preserves are currently open to the public. Of course, North County San Diego is well known for its fantastic hiking, riding and biking trails, so if you enjoy hitting the trails, there are more than 160 to explore close to home.

If you prefer to spend your weekends in a more manicured setting, there are also plenty of golf courses and country clubs within a short drive. Some of the closest to the neighborhood include Golf Club of California, Pala Mesa Resort, Vista Valley Country Club, Welk Resort, Arrowood Golf Course and Castle Creek Country Club.

There are also several training and boarding stables nearby, a private airport (Fallbrook Airpark), beaches and other recreation options, including Fallbrook’s community parks, which you are likely to frequent if you have family members who enjoy youth or adult community sports. Parks here include Ingold Community Sports Park, Alturas Street Park, Ball Park, Live Oak Park and Fallbrook Community Center and Park, which offers an array of community events and programs for folks of all ages.

Public school students living in Malabar Ranch are served by the Fallbrook Union Elementary School District and the Fallbrook Union High School District. Most will begin their elementary education at La Paloma Elementary School, followed by James E. Potter Junior High School and Fallbrook High School. There are also the Ivy Continuation High School and Fallbrook Homeschool Academy for students who learn best in a different setting.

Fallbrook has several private school options, including A Step in Time Preschool, Spirit Mountain School, Rock Rose School for Creative Learning, St. Stephen Lutheran School, Alpha & Omega Academy, Montessori Adolescent Academy, Peppertree Montessori, Fallbrook Montessori, New Covenant Christian Academy and St. Peter the Apostle Catholic School.

Nearby options for adult learners include California State University San Marcos, the Fallbrook campus of Palomar College, Miramar College, MiraCosta College, Soka University of America, Saddleback College, San Joaquin Valley College and John Paul the Great Catholic University.

Malabar Ranch Boundaries

Malabar Ranch is south of Via Monserate, west and north of La Canada Road, and east of Palomar Drive. Homes here are located on Bridlewood Road and Marci Way. The community is accessed from gated entrances on Via Monserate at the northern end and La Canada Road at the southern end.
