Flower Hill Promenade

The North County neighborhood of North City is an affluent community located within the City of San Diego but with a North County vibe. The median household income in 2011 was $151,416, which was significantly higher than the median household income of $60,797 across San Diego the same year. Most homes are owner occupied, and most adults living in this community have a bachelors degree or higher.

Minutes from the beach, boutique shopping, equestrian centers, country clubs and golf courses, this upscale community is a popular choice for professionals, retirees and families who enjoy an active, luxury lifestyle.

Housing

This upscale community primarily offers high-end, single-family, detached homes built mostly since the 1980s, but prospective homeowners may also find condominiums and townhouses to meet their needs or budget. The average estimated value of detached homes in North City in 2010 was $967,297 (compared to just $595,913 across San Diego), and the current median home value is estimated by Zillow.com to be $1,229,500. The average estimated value of attached homes (such as townhouses) in 2010 was $711,495, which was significantly higher than the average estimated value of $416,755 for attached units across San Diego.

Trulia.com reports that the average listing price at the time of this writing is $2,933,159, and the median sales price for the period between December 2014 and March 2015 was $1,047,500. At the time of this writing, the most affordable home I could find on the market is a three-bedroom, three-bathroom, 2,853-square-foot condominium listed at $999,000.

The highest-priced home I could find on the market at this time is a five-bedroom, eight-bathroom, 11,251-square-foot estate home built in 2011 and listed at $16,900,000.

Restaurants, Shopping & Entertainment

Residents in the southern portion of North City will most likely find the shopping at Del Mar Highlands Town Center to be the most convenient spot for everyday essentials. In this shopping center, you will find Ralph’s, AT&T Wireless, Jimbo’s…Naturally!, Chevron, Papyrus, Del Mar Floral & Gifts, Bath & Body Works, Game Stop and Rite Aid Pharmacy. Food options include Einstein Bros Bagels, McDonalds, Jamba Juice, La Salsa Fresh Mexican Grill, Oggi’s Pizza & Brewing, Mia Francesca, Casa Sol y Mar, Urban Plates and El Pollo Loco.

Folks living in the northern section of North City will likely find it more convenient to make the short drive to the Flower Hill Promenade or Del Mar Center for their shopping and dining needs. In this area, which is near the junction of Interstate 5 and Via De La Valle, you will find Chase Bank, U.S. Bank, California Bank & Trust, Armstrong Garden Centers, Well Fargo Bank and Kudler Fine Foods.

The Flower Hill Promenade mall is home to Whole Foods Market, Rare Earth, Venissimo Cheese, Beach Bungalow Designs, Sweetpea Children’s Shop, Geppetto’s Toys, The Printed Palette, Van De Vort Boutique, Fairen Del, Sun Diego Boardshop, The Wine Connection, Madison Leather & Luggage, CorePower Yoga, Between the Sheets and many more shops. Eateries include Starbucks, Taste of Thai, Sienna Caffe, Burger Lounge and Chipotle Mexican Grill.

At Del Mar Center, you will find Pier 1 Imports, Chevron, Verizon Wireless, Del Mar Swirls, Mia Bella Couture, PostalAnnex+, Petco, Radio Shack, Urban Pi and Starbucks.

Concord Equestrian Center

Parks & Recreation

Equestrian centers, golf courses, country clubs and parks are abundant in and around North City.

Riding schools and stables in the area include the Del Mar Horsepark, the Concord Equestrian Center, the Rancho El Camino Equestrian Center and the Ridgemar Equestrian Center. The Concord Equestrian Center is a training center located in the Del Mar Horsepark Equestrian Facility. The horsepark is open Tuesday through Sunday and is a 65-acre facility with four show arenas, two grass jumping stadiums, a dressage ring and four training rings. The horsepark offers boarding, training and equestrian events throughout the year.

Nearby golf courses are located at the Fairbanks Ranch Country Club, Del Mar Country Club, Lomas Santa Fe Country Club and Morgan Run Club & Resort. At the Fairbanks Country Club, members also enjoy tennis courts, a fitness center, casual and formal dining, and social activities for children and adults. This country club offers three nine-hole golf courses: The Valley, The Lakes and The Ocean.

At the Del Mar Country Club, which is located in the adjacent community of Rancho Santa Fe, members enjoy a 7,226-yard golf course designed by Joseph Lee, as well as tennis, organized social activities, a fitness center, an Olympic-size swimming pool, and casual and fine dining.

The Morgan Run Club & Resort in Rancho Santa Fe is home to a resort-style swimming pool, tennis courts, a fitness center, a 27-hole championship golf course, social activities, a spa, and casual and fine dining.

The Lomas Santa Fe Country Club is home to 15 tennis courts, a heated lap pool, a children’s pool, a golf practice facility, dining, social activities, and an 18-hole, par-72 golf course designed by William Bell.

San Dieguito County Park, which is located at 1628 Lomas Santa Fe, is north of the neighborhood and is open from 9:30am until dusk every day. This 125-acre park has a basketball court, picnic areas, barbecue grills, exercise stations, a gazebo, pavilions, playgrounds and trails. It is also home to Miracle Field, which is an accessible baseball field designed for use by visitors with special needs. Print the park’s trail map to help you plan your trip before heading to San Dieguito County Park.

Other nearby parks and recreational areas include Overlook Park, Crest Canyon Park, Torrey Highlands Park, the Del Mar Racetrack, the Del Mar Fairgrounds, Torrey Pines State Reserve and the beaches of Del Mar.

Most public elementary school students in North City are served by the Del Mar Union School District or the Solana Beach School District. Those living within the boundaries of the Del Mar Union School District generally attend either Ashley Falls Elementary School or Sycamore Ridge Elementary School. Those living within the boundaries of the Solana Beach School District most often attend Solana Pacific Elementary School, Carmel Creek Elementary School or Solana Highlands Elementary School.

Most public middle school and high school students living in North City are served by the San Dieguito Union High School District and attend Earl Warren Middle School and Torrey Pines High School.

Private schools serving this area include Cathedral Catholic High School, Cal Coast Academy, Santa Fe Christian School, San Diego Jewish Academy and Fusion Academy.

Boundaries

North City is north of Carmel Valley, east of Del Mar Heights, and south of Solana Beach, Rancho Santa Fe and Fairbanks Ranch. Interstate 5 runs along the western border.
