North County Neighborhood Guide: Sycamore Walk

Sycamore Walk: North County San Diego

Sycamore Walk is a townhome community located between Rancho Santa Fe and Santaluz. Housing units here are among the most affordable in the area, which makes this neighborhood particularly appealing to single professionals and prospective homebuyers with smaller home-buying budgets.

This small, family-friendly neighborhood is located in the 92127 ZIP code where the approximately 42,200 residents that call this ZIP code home have an average household net worth of $932,493 and a median household income of $114,872. About half of the adults living here are married with children, and about 70% have at least a bachelors degree.

Residents of Sycamore Walk enjoy being within walking distance of parks, schools, restaurants and shops and being just a short drive from farmer’s markets, beaches, hiking trails, country clubs and all that North County San Diego has to offer. Since the neighborhood is just minutes from Highway 56, it also appeals to commuters and any potential homeowner looking for a more affordable home base from which to enjoy an active lifestyle.

I did not find any homes for sale in Sycamore Walk at the time of this writing, but two units sold in the fall of 2015. Each of these three bedroom, 2.5 bathroom, 1,444-square-foot townhouses sold for $510,000, which is the same selling price as a similar unit sold in 2014. This shows that Sycamore Walk offers some of the most affordable housing units in the Rancho Santa Fe – Black Mountain Ranch area.

Features of homes in this neighborhood include attached garages, private patio areas, fireplaces and granite counter tops.

Piazza Santaluz

Restaurants, Shopping & Entertainment

Residents of Sycamore Walk can take an easy stroll past the homes and parks of Verrazzano to reach Piazza Santaluz. This small shopping village offers the nearest shops, restaurants and services and is home to Marlene’s Teas & Cakes, Verrazzanos, Rosina’s Italian, Ciao Bella Hair & Body Salon, PostalAnnex+, Xtend Barre, dental offices, a real estate office and a dry cleaner.

For residents who are members of the nearby Santaluz Club, expanded dining options are just a few minutes away. Fine dining can be enjoyed at The Library or The Club Room, and there are several casual eateries as well, including French Roast Cafe, Ladies Lounge, Clubhouse Dining Room, Men’s Grill and the Tavern and Grill Room.

For the weekly Rancho Santa Fe Farmer’s Market and a handful of other offerings, you will definitely want to become familiar with Del Rayo Shopping Center. While you are there, you should also stop at the Fairbanks Village Plaza, which is just down the street and offers professional offices, a salon, a tailor and a deli.

Of course, anyone living this close to Rancho Santa Fe is sure to enjoy spending afternoons in the Village of Rancho Santa Fe where they can browse upscale boutiques, grab lunch with friends or pick up some everyday essentials. Here you can shop for home goods, gifts, antiques, jewelry and more and will find a bistro, a sandwich shop and cafes, as well as Mille Fleurs and Morada at The Inn at Rancho Santa Fe. There are also several banks, a post office, a library, professional offices, a pharmacy and a village market.

There are several other small shopping centers within a short drive, but when your errands require larger commercial hubs, you will most likely head to Rancho Peñasquitos Towne Center, Plaza Rancho Peñasquitos, Carmel Mountain Plaza or 4S Ranch Commons Town Center.

Combined, these larger shopping areas offer just about anything you could need, including Rite Aid Pharmacy, CVS Pharmacy, Kahoots Pet Store, banks, gas stations, fast food restaurants, grocery stores, casual dining options, auto supply stores, The UPS Store, PostalAnnex+, Nordstrom Rack, Marshalls, Michaels, Bed Bath & Beyond, Petco Unleashed, hardware stores, garden centers, salons, coffee house and much more.

Golf Course

Parks & Recreation

One of the Sycamore Walk features that appeal to potential homeowners is that you can enjoy a clubhouse and community pool within the neighborhood. Another appealing feature is that you can walk to parks, as well as shopping, restaurants and schools. The nearest parks to the neighborhood are the three small, well-manicured parks in the adjacent Verrazzano community (Verrazzano Park, South Park and North Park) and South Village Neighborhood Park, which is located on the opposite side of Willow Grove Elementary School. South Village Neighborhood Park has a small parking lot if you prefer to drive there or want to bring along picnic or party supplies. This well-maintained community park has a basketball court, bathrooms, picnic tables, playground, sand play area and large grass area for visitors to enjoy.

As expected for any neighborhood in this area, Sycamore Walk residents enjoy close proximity to golf courses, country clubs, equestrian centers, hiking trails and more. The Santaluz Club is the nearest private club to the community, and The Farms Golf Club is just minutes away. Other nearby country clubs include Fairbanks Ranch Country Club, Carmel Mountain Country Club, Morgan Run Club & Resort, Rancho Valencia, Del Mar Country Club and Bernardo Heights Country Club.

Del Mar Racetrack, The San Diego Polo Club and Del Mar Horse Park are between about 10 minutes and 15 minutes drive from Sycamore Walk, which makes this a great choice for horse lovers. The 65-acre Del Mar Horse Park, which is one of the largest equestrian centers in North County San Diego, is home to boarding and training stables, a dressage arena, two jumping fields, four show arenas and four practice arenas. Some of the other horse facilities in this area include Cherokee Training Stables, Fairbanks Ranch Riding Club, Ridgemar Equestrian Center, Rancho El Camino Equestrian Center, Kalimar Farms and Royal Oak Stables.

For those who prefer outdoor recreation set in a more natural environment, Black Mountain Open Space Park is only minutes from Sycamore Walk. This 2,352-acre park is the perfect place to enjoy a picnic with fantastic views and is home to miles of trails for hiking, horseback riding and mountain biking. There are also several other nature preserves and recreational reserves in this area, including San Elijo Lagoon, Del Dios Highlands Preserve, Elfin Forest Recreational Reserve, Lake Hodges, Torrey Pines State Reserve and Los Peñasquitos Canyon Preserve.

Of course, there are also the nearby beaches of Del Mar, Encinitas and Solana Beach for residents and visitors to enjoy.

Muslim residents will also find plenty of community programs, women’s programs, youth programs, classes and activities at the neighboring Muslim Community Center of Greater San Diego.

Del Norte High School


Students living in Sycamore Walk and attending public schools are served by the highly rated Poway Unified School District. Willow Grove Elementary School is located just down the street within walking distance in the Verrazzano neighborhood. After elementary school, most public school students then attend Black Mountain Middle School and Del Norte High School.

Willow Grove Preschool, which offers full-day preschool programs and is part of the Poway Unified School District, is also within walking distance adjacent to the neighborhood.

There are also plenty of options for families who prefer a private school setting for their children’s education. Lifetime Montessori School is just a short walk from the neighborhood. Other nearby private schools include Diegueno Country School, Horizon Prep, The Nativity School, Del Mar Pines School, St. James Academy, San Diego Jewish Academy, Cal Coast Academy, Cathedral Catholic High School, Maranatha Christian School, Santa Fe Christian School and Fusion Academy.


Sycamore Walk is located between the neighborhoods of Colrich at Santa Monica and Verrazzano. It is east of Rancho Santa Fe, and south, west and north of Santaluz, which wraps around this small community of townhouses.
