Pala Mesa is part of the greater Fallbrook area in North County San Diego and is made up of several smaller communities. These include Pala Mesa Village, Pala Mesa Oaks, Pala Mesa Greens, Pala Mesa Fairway Villas and Rancho Monserate. There are also many country estates in the area, as well as additional neighborhoods. While not always considered part of Pala Mesa, both Lake Rancho Viejo and Valley Oaks Park are in this area and are included in this guide.
Housing in Pala Mesa includes mobile homes, manufactured homes, attached and detached condominiums, twin homes, and detached, single-family homes. Aside from some of the estate homes, housing prices here tend to be lower than other areas of North County, which increases this area’s appeal to retirees and families. The close proximity of Interstate 15 and Highway 76 also make this a good choice for professionals who are looking for a semi-rural lifestyle but still need to commute to employment centers.
The golf communities of Pala Mesa are adjacent to or near the Pala Mesa Resort, and many of the homes have golf course, canyon or mountain views. There are a handful of dining and shopping options right in Pala Mesa, and the shops, dining and entertainment options of the downtown village area of Fallbrook are just a short drive away.
Pala Mesa Housing
The Pala Mesa area is made up of several smaller neighborhoods offering a variety of housing options. These include the detached, single-family homes in Lake Rancho Viejo that range from $450,000 to $550,000; the twin homes of Pala Mesa Fairway Villas that are in the $400,000 range; the condominiums in Pala Mesa Greens that are in the $450,000 to $475,000 range; the detached condominiums running from about $450,00 to $500,000 in Pala Mesa Oaks; the mobile homes and manufactured homes in the 55+ Rancho Monserate community priced between $250,000 and $300,000; and the mobile home and manufactured homes in Valley Oaks Park that range from about $100,000 to $200,000.
There are additional, smaller neighborhoods in the area, as well as country estates on larger parcels with significantly higher listing prices.
Most of the communities here have homeowners associations and common areas with amenities, and all are within a short drive – or, in some cases, a short walk – to Pala Mesa Resort.
Pala Mesa Shopping, Dining & Entertainment
The Pala Mesa area of Fallbrook is ideally located near the junction of Interstate 15 and Highway 76, which allows for easy access to all of the shopping and dining options throughout North County San Diego and in the Temecula area.
For most of your everyday essentials, you will only have to travel as far as the downtown village area of Fallbrook where you will find banks, gas stations, pharmacies, grocery stores, medical and dental offices, a weekly farmers market and locally owned boutiques. There are also several dining options, including Fallbrook Café, Café Bloom, Café de Artistes, Fallbrook Coffee Company, Trupiano’s Italian Bistro and some well-known names, such as Carl’s Jr., Domino’s, Baskin Robbins and Denny’s. There is also Aqua Terra restaurant at Pala Mesa Resort, which has live music each week, and Nessy Burgers and Fallbrook Rib Shack, which are located in a small plaza in Pala Mesa on Old Highway 395. Also in this plaza, you will find Pala Mesa Market, which is a great place to grab a few things on the way home.
There is wine tasting right in Pala Mesa at Estate d’lacobelli, and there are several other wine tasting rooms around Fallbrook and in Temecula. The main movie theater for this area is located in Bonsall in the River Village Plaza, which is just down Highway 76 and also has shops, services and restaurants.
There is no shortage of arts and culture in Fallbrook, which has been named one of the 100 best art towns in America. This thriving art scene includes several galleries, the Fallbrook Film Factory, Mission Theater, the Fallbrook Art in Public Places program, the non-profit Fallbrook Arts, Inc., and the Fallbrook Art Center, which hosts several annual events. For those who would like to create art themselves, there is the Fallbrook School of Arts, which offers programs and art classes for youth and adults, as well as the Arts in the Park program for local students.
Pala Mesa Parks & Recreation
Recreation in Pala Mesa centers around the Pala Mesa Resort, which has a golf course, driving range, fitness center, tennis courts and swimming pool. A range of membership options are available, which allows nearby residents to choose the level and type of membership that best suits their needs. The resort offers golf clinics and golf lessons and has a playground for the little ones.
Most of the neighborhoods in Pala Mesa have community swimming pools and hot tubs, and Rancho Monserate has its own golf course for residents and their guests. Other nearby golf courses can be found at Golf Club of California, Welk Resort, Arrowood Golf Course, Boulder Oaks Golf Club, Vista Valley Country Club and Castle Creek Country Club. Of course, there are many other options within a convenient drive throughout North County San Diego and in Temecula.
Community parks in Fallbrook include Ball Park, Live Oak Park, Alturas Street Park and Ingold Community Sports Park. There is also the Fallbrook Community Center, which has an adjacent park and offers activities and programs for youth, teens, adults and seniors.
For horse lovers, there are many equestrian centers and boarding stables scattered throughout North County, as well as the San Diego Polo Club, Del Mar Racetrack and Del Mar Horsepark closer to the coast, which is only about 20 miles away.
For folks who prefer to spend their free time exploring trails on foot, mountain bike or horseback, North County San Diego has more than 150 trails from which to choose. Most of the trails closest to the Pala Mesa area are located in the Palomar Mountain State Park, Cleveland National Forest or one of the nature preserves managed by the Fallbrook Land Conservancy.
Pala Mesa Schools
Most of the neighborhoods in the Pala Mesa area are within the Fallbrook Union Elementary School District and the Fallbrook Union High School District. Most public school students living in this area attend Live Oak Elementary School, James E. Potter Junior High School and Fallbrook High School. Alternatively, there is the Fallbrook Home School Academy, which is also part of the school district.
Private schools in the Fallbrook area include St. Peter the Apostle Catholic School, Alpha & Omega Academy, Fallbrook Montessori School, New Covenant Christian School, Spirit Mountain School and Christ the King Lutheran Preschool.
Pala Mesa Boundaries
The Pala Mesa area is primarily located along Interstate 15 and is mostly north of Highway 76, with Rancho Monserate and Lake Rancho Viejo located south of Highway 76 on either side of Interstate 15.
