Peppertree Park

Peppertree Park is an upscale, gated community in Fallbrook in North County San Diego. From this family-friendly neighborhood, you can walk or bike to schools, nature preserves, shops, art galleries, restaurants and more, and you are just a short drive from golf courses, wine tasting rooms, casinos and community parks. In fact, there is a six-acre park right in the neighborhood with a playground, sport court, walking paths, and picnic areas with barbecue grills.

Peppertree Park is popular with families, professionals, and retirees, so you can expect to see a variety of folks walking their dogs in the park or heading out to nearby hiking trails and community events. Plus, the short drive to Highway 76 allows residents to commute to employments centers or enjoy expanded dining and shopping options in Oceanside or Temecula.

Peppertree Park was primarily developed in the late-1900s and early- to mid-2000s by Lennar Homes.

The gated community of Peppertree Park has more than 220 upscale, one- and two-story homes on large lots. Some homes back up to the neighboring Los Jilgueros Preserve and many of the homes here wrap around the centrally located park. Homes here have various higher-end amenities, including swimming pools, well-manicured landscaping, two- and three-car garages, and well-appointed kitchens.

Peppertree Park is only about two miles from the downtown village of Fallbrook, which means all of the shopping, dining and entertainment options in Fallbrook are within easy reach. To take advantage of nearby options, head up South Mission Road where you will very quickly begin to see shops and restaurants, including Dominick’s Sandwiches, El Jardin, Garden Center Café and Grill, Northgate Gonzalez Market, Robertito’s Mexican Food, Major Market, CVS Pharmacy, Starbucks, Chipotle Mexican Grill, Trupiano’s Italian Bistro, Denny’s and more. Most of these are situated in small shopping plazas, including Colony Plaza Shopping Center, Fallbrook Towne Centre and Fallbrook Mercantile Shopping Center.

If you continue on South Mission Road or South Main Avenue, you will come across Fallbrook Coffee Company, Joe’s Hardware, Main Street Café, Pedro’s Tacos and Old 395 Sports & Spirits just north of West Fallbrook Street. Many of these options (and those mentioned above) are close enough to the Peppertree Park neighborhood to be within an easy walk or bike ride.

Also close to the neighborhood is Grand Tradition Estate & Gardens, which is home to a restaurant, 18 acres of beautiful gardens and an event venue. Myrtle Creek Botanical Gardens & Nursery is just a short drive from the community and is home to Café Bloom and a gift shop.

A quick trip to Oceanside or Temecula will take care of anything on your list that you are not able to find closer to home in downtown Fallbrook.

In the way of entertainment, Fallbrook has wine tasting rooms, a craft brew tasting room, a community theater, the Fallbrook Film Factory and a handful of art galleries.

Many folks are not aware that Fallbrook has been named one of the 100 Best Art Towns in America by John Villani, but once you visit this charming small town and experience it for yourself, you will see why. There are public art installations throughout the village, Pops on the Green, events and exhibits at the Fallbrook Art Center, and art classes at Fallbrook School of Arts – just to name a few examples.

For folks who want to enjoy a sweet treat while viewing local artwork, Café de Artistes is a must-see stop when in Fallbrook.

Peppertree Park is home to a centrally located, six-acre community park with a playground, sport court, picnic areas with barbecue grills, walking paths, and several parking areas. This is where you will see couples with strollers, neighbors walking their dogs, children playing and families having weekend barbecues.

Being so close to downtown Fallbrook, residents here can also conveniently enjoy the programs offered through the Fallbrook Community Center or visiting some of the other parks in the area, such as Live Oak Park, Alturas Street Park, Ball Park and Ingold Community Sports Park. And, of course, they can enjoy the many community events that take place in Fallbrook each year, including the Fallbrook Garden Club’s Annual Flower Show, the Fallbrook Avocado Festival, Fallbrook Scarecrow Days, Wine and a Bite Holiday Art Walk, Holiday in the Village and the Fallbrook Christmas Parade.

Even closer to home, there are three of the 11 nature preserves managed by the Fallbrook Land Conservancy offering hiking trails, picnic spots and opportunities to enjoy nature within walking distance from the neighborhood. The three preserves that are closest to Peppertree Park are the adjacent Los Jilgueros Preserve, Dinwiddie Preserve, and Palomares House and Park. Additional hiking, riding and mountain biking trails can be found in some of the other preserves, the Santa Margarita River Trail System, and nearby Palomar Mountain and Cleveland National Forest.

If you prefer a well-manicured golf course over a rugged trail experience, North County San Diego has plenty to offer. Some of the closest options can be found at Golf Club of California, Arrowood Golf Course, Pala Mesa Resort, Vista Valley Country Club, Welk Resort and Castle Creek Country Club. If you happen to be a member of the country club set and also have a private plane, Fallbrook Airpark is just west of Peppertree Park on the other side of Los Jilgueros Preserve.

Public school students living in this neighborhood are served by the Fallbrook Union Elementary School District and the Fallbrook Union High School District. Live Oak Elementary School and James E. Potter Junior High School are just a short drive away, while both Fallbrook High School and Ivy Continuation High School are within walking or biking distance of homes here. The elementary school district also offers the Fallbrook Homeschool Academy for students who learn better in a home environment.

Private schools in Fallbrook include St. Peter the Apostle Catholic School, Fallbrook Montessori, Spirit Mountain School, Alpha & Omega Academy, New Covenant Christian Academy, Fallbrook United Methodist School, A Step in Time Preschool, Peppertree Montessori, Montessori Adolescent Academy, St. Stephen Lutheran School and Rock Rose School for Creative Learning.

Those looking to continue their education close to home can choose between National University, California State University San Marcos or Palomar College, which has a campus in Fallbrook.

Peppertree Park is located east of South Mission Road and Los Jilgueros Preserve, north of South Stage Coach Lane and Fallbrook High School, south of Palomino Road, and west of South Stage Coach Lane and Dinwiddie Preserve.
