Rollings Hills Estates

Rolling Hills Estates is a gated, upscale community in the Olive Hill area of Fallbrook in North County San Diego. It is the only Fallbrook community with a 24-hour gate guard and offers large homes on large lots with high-end amenities. Residents here enjoy a variety of community amenities as well, such as an equestrian center, private riding trails, tennis courts, a pond, RV parking and a clubhouse.

With Highway 76 just a short drive from the neighborhood, residents here also enjoy easy access to shopping, dining, entertainment, recreation, schools and employment centers throughout North County San Diego, Temecula and downtown San Diego.

Rolling Hills Estates History

The development of Rolling Hills Estates began in the late-1970s; most homes here appear to have been constructed in the 1990s.

Rolling Hills Estates is one of the most prestigious neighborhoods in Fallbrook and is the only community here with a guarded gate. There are just under 100 luxury homes here with various architectural styles and an array of higher-end amenities, such as swimming pools, horse facilities, guest houses, multiple fireplaces, vineyards and upscale finishes. Most homes here are on lots that are at least two acres in size and some properties are zoned for horses. Many of the homes have great views of rolling hills and Palomar Mountain.

Community amenities include an equestrian center, private riding trails, a clubhouse, three tennis courts, RV parking and a pond. There is an active homeowners association and board of directors, as well as committees made up of community members, including a tennis committee, social committee, equestrian committee and architectural control committee.

While Rolling Hills Estates is located in Fallbrook, residents here may find it more convenient to head to nearby Bonsall to fill at least some of their shopping, dining and entertainment needs. After all, it is home to the nearest movie theater – AMC Classic River Village 6 – and to River Village Plaza, which is where you will find options like Daniel’s Market, Bonsall Fine Wine & Spirits, Aston’s Gifts, Fresco Grill & Bar, Tekila Cocina Mexicana, Z Café, Village Pizza and Brain Freeze Frozen Yogurt, as well as salons, healthcare providers, a postal store, dry cleaners and lots of other service providers.

If you head in the opposite direction up South Mission Road towards downtown Fallbrook, you will first come across Casa Estrella, which is one of the closest Mexican restaurants to the neighborhood. Keep heading north to find all that Fallbrook has to offer, including Fallbrook Town Centre, Colony Plaza Shopping Center, Mercantile Shopping Center, and all of the shops and restaurants you will find along South Mission and in the downtown village area.

Stop by Starbucks or Fallbrook Coffee Company to get caffeinated, and then start checking errands off of your to-do list at CVS Pharmacy, Major Market, Northgate Gonzalez Market, Joe’s Hardware, or some of the salons, healthcare providers, services and boutiques you will find around town. Restaurants in this area include Main Street Café, Pedro’s Tacos, Trupiano’s Italian Bistro, Garden Center Café and Grill, Chipotle Mexican Grill, Denny’s, Robertito’s Mexican Food and Dominick’s Sandwiches.

Fallbrook is also the perfect choice for an afternoon of wine tasting, craft beer tasting or enjoying a sweet treat and local art at local hotspot, Café de Artistes. And while we are on the topic of art, it may be surprising to some that Fallbrook has quite the thriving art scene. In fact, John Villani named Fallbrook as one of the 100 Best Art Towns in America, and you are sure to see why as soon as you spend some time exploring galleries, seeking out the public art installations, or checking out the exhibits and events at the Fallbrook Art Center. Other art-related offerings include Pops on the Green, Fallbrook School of Arts, Fallbrook Film Factory and Mission Theater.

Some of the annual events you should definitely check out in Fallbrook include the Fallbrook Avocado Festival, Holiday in the Village, the Fallbrook Christmas Parade, Fallbrook Garden Club’s Annual Flower Show, Wine and a Bite Holiday Art Walk, and Fallbrook Scarecrow Days.

If you ever need to head to a larger city for expanded shopping, dining or entertainment options, Temecula and Oceanside are two of the closest options, but you can easily access anything in North County or downtown San Diego from here.

Rolling Hills Estates residents enjoy the use of a private equestrian center, riding trails, clubhouse and three tennis courts within the community. There is also Hellers Bend Preserve just northeast of the neighborhood and Bonsall Preserve just to the southeast. Both of these nature preserves are managed by the Fallbrook Land Conservancy, which oversees 11 preserves, as well as several miles of trails within the Santa Margarita River Trail System. Other hiking, riding and mountain biking trails can be found nearby in Cleveland National Forest and around Palomar Mountain.

For golfers and the country club set, nearby options include Golf Club of California, Pala Mesa Resort, Arrowood Golf Course, Welk Resort, Castle Creek Country Club, Vista Valley Country Club, and other offerings scattered throughout North County San Diego and Temecula.

Fallbrook is also home to a handful of community parks, a community center that offers classes and programs for all ages, and the Fallbrook Airpark.

The Rolling Hills Estates community is served by the Fallbrook Union Elementary School District and the Fallbrook Union High School District. Public school students living here often attend Fallbrook Street Elementary School, James E. Potter Junior High School and Fallbrook High School. Other options include Ivy Continuation High School and Fallbrook Homeschool Academy.

For families who prefer their children to obtain their education in a private school setting, the Fallbrook area has several options, including A Step in Time Preschool, Montessori Adolescent Academy, Peppertree Montessori, Fallbrook Montessori, New Covenant Christian Academy, St. Peter the Apostle Catholic School, St. Stephen Lutheran School, Spirit Mountain School, Rock Rose School for Creative Learning and Alpha & Omega Academy.

Colleges and universities near Fallbrook include San Joaquin Valley College, MiraCosta College, Palomar College, California State University San Marcos, National University, Saddleback College, John Paul the Great Catholic University, San Diego Miramar College and Soka University of America.

The Rolling Hills Estates community is located south of Rancho Camino and west of South Mission Road. The neighborhood is north of Olive Hill Road, which curves around to also run along the western border.
