Sunshine Park Estates is a community of mobile homes and manufactured homes in the town of Fallbrook in North County San Diego. Residents in this family-friendly park enjoy a clubhouse, community swimming pool and RV parking, as well as close proximity to schools, Palomares House & Park and Dinwiddie Preserve.
Just a walk, bike ride or short drive delivers you to the nearest shopping and dining, and driving a bit further opens up vastly extended options in Oceanside, Temecula and beyond.
Sunshine Park Estates Housing
Sunshine Park Estates is a family-friendly mobile home and manufactured home community. Most of the homes here have two to three bedrooms and are located on small lots that residents rent from the park. Homes here range from single-wide and double-wide mobile homes with carports to well-appointed manufactured homes with attached garages. Community amenities include a clubhouse, swimming pool, RV parking and laundry facilities.
It looks like folks tend to hold on to their Sunshine Park Estates homes and that they do not often come on the market. I did find one four-bedroom, two-bathroom, 1998 manufactured home that sold in August 2017 for $80,000.
It is important that prospective buyers keep in mind that you will have both a mortgage and lot rent if you choose to buy in Sunshine Park Estates or similar mobile home parks. In some cases, there may also be homeowners association fees or facility fees.
Sunshine Park Estates Shopping, Dining & Entertainment
Fallbrook may be a small town, but you will not have to venture far from home to find just about anything you might need. For Sunshine Park Estates residents, the nearest shopping and dining options start at just about one mile from the neighborhood in the area around South Mission Road. As you head up Mission Road, you will find a handful of shopping centers, including Mercantile Shopping Center, Colony Plaza Shopping Center and Fallbrook Town Centre, as well as shops and restaurants along and off of Mission as you work your way to the downtown village area.
Nearby restaurants include Casa Estrella, Robertito’s Mexican Food, Garden Center Café and Grill, Chipotle Mexican Grill, Dominick’s Sandwiches, Café Bloom, Pedro’s Tacos, Denny’s, Trupiano’s Italian Bistro and Main Street Café. There are also coffee houses, like Fallbrook Coffee Company and Starbucks, wine tasting rooms, a craft brew tasting room, and Café de Artistes, where you can enjoy tasty treats or the historic soda fountain while surrounded by local art.
For shopping, there are several locally owned boutiques and gift shops, as well as lots of places to complete your list of errands, such as Northgate Gonzalez Market, Major Market, Joe’s Hardware and CVS Pharmacy. Of course, there is also a weekly farmers market and salons, services and health care providers right in Fallbrook.
The AMC Classic River Village 6 movie theater, plus more shopping, dining and services, are located in the River Village Plaza just a short drive away in Bonsall. When you cannot quite finish your to-do list in Fallbrook or Bonsall, you can always drive just a bit farther for the expanded options available in Oceanside and Temecula.
Fallbrook is home to many community events throughout the year, including the world-famous Fallbrook Avocado Festival, Fallbrook Scarecrow Days, Holiday in the Village, the Fallbrook Garden Club’s Annual Flower Show, the Fallbrook Christmas Parade, and Wine and a Bite Holiday Art Walk.
In between community events, you can take advantage of all of the things that make Fallbrook so well known for its thriving art scene, such as performances at Mission Theater, Pops on the Green, art galleries, public art installations, the ongoing exhibits at the Fallbrook Art Center, and the classes available at Fallbrook School of Arts.
Sunshine Park Estates Parks & Recreation
Sunshine Park Estates residents and their guests can enjoy the use of a clubhouse and swimming pool within the community. They can also walk just across the street to Palomares House and Park, which is the home of the Fallbrook Land Conservancy. In the park, there is the Palomares House, which was built in 1888 and now serves as the headquarters for the conservancy, as well as an arboretum and gardens with wildlife sculptures.
Another of the nature preserves managed by the conservancy, Dinwiddie Preserve, is adjacent to Palomares House and Park just on the other side of South Stage Coach Lane. The conservancy’s other preserves include Appleton Preserve, Bonsall Preserve, Durling Preserve, Engel Family Preserve, Los Jilgueros Preserve, Karen Tucker Preserve at Hellers Bend, Margarita Peak Preserve, Monserate Mountain Preserve and Rock Mountain Preserve. The conservancy also manages several miles of trails in the Santa Margarita River Trail System.
When planning a visit to one of these local nature preserves, be sure to check the Fallbrook Land Conservancy website to see which have trails that best suit your needs and which may be partially or completely closed to the public at that time to protect vulnerable habitats.
There are miles of hiking, mountain biking and riding trails in nearby Palomar Mountain and Cleveland National Forest as well, and residents and visitors enjoy access to more than 160 trails and walking paths throughout North County.
Community parks in Fallbrook include Live Oak Park, Ingold Sports Park, Ball Park, Alturas Street Park, and the park at the Fallbrook Community Center. Families active in community sports will likely spend a lot of time at Ingold Sports Park where locals participate in lacrosse, softball, rugby, baseball, soccer and football. The 27-acre Live Oak Park also has sports fields and courts, but you might choose this park if you also want access to walking trails, an amphitheater, two playgrounds, wedding venues, and picnic areas.
At the Fallbrook Community Center, which is open from Monday through Friday, residents of all ages will find classes, programs and events in which to participate throughout the year. Some of the community center’s offerings include group tours and travel, childcare, craft fairs, swap meets, fitness classes, craft classes and computer classes. In the community center’s park, you will find a playground, sand volleyball court, tennis courts, picnic areas and a lawn area.
Folks who prefer spending time at a country club or on a golf course will find plenty of nearby options, including Golf Club of California, Arrowood Golf Course, Pala Mesa Resort, Welk Resort, Vista Valley Country Club, Castle Creek Country Club, and many other options in north County San Diego and Temecula.
Sunshine Park Estates Schools
Sunshine Park Estates is located within the Fallbrook Union Elementary School District and the Fallbrook Union High School District. Public school students living in this community generally begin their education at Live Oak Elementary School, followed by James E. Potter Junior High School and Fallbrook High School. Fallbrook Union High School District also offers Ivy Continuation High School as an option, and homeschoolers have access to the Fallbrook Homeschool Academy.
Fallbrook area private schools include Spirit Mountain School, Alpha & Omega Academy, St. Peter the Apostle Catholic School, New Covenant Christian Academy, St. Stephen Lutheran School, Montessori Adolescent Academy, Rock Rose School for Creative Learning, Peppertree Montessori, Fallbrook Montessori and A Step in Time Preschool.

Sunshine Park Estates is located on the eastern side of Calavo Road just north of Stage Coach Lane. Fallbrook Riders Field is immediately to the east. Homes here are all located at 1638 Calavo Road and have individual space numbers.
