Tumble Creek Estates is an upscale neighborhood in the town of Fallbrook in North County San Diego. Just minutes from the shops, restaurants and art galleries in downtown Fallbrook, residents here enjoy semi-rural living on one- to five-acre parcels zoned for horses.

Public and private schools are just outside of the neighborhood, golf courses and country clubs are just a short drive away, and residents and visitors to Tumble Creek Estates are perfectly positioned to enjoy all that North County has to offer, including hiking and riding trails, wineries, equestrian centers and, just a bit farther away, beaches.

Tumble Creek Estates is a Fallbrook subdivision with luxury homes on parcels that range in size from about one acre to about five acres. Lots here are zoned for horses, and these Fallbrook horse properties often have swimming pools, orchards, well-designed outdoor living areas, and upscale amenities inside and out.

There are rarely homes for sale in Tumble Creek Estates, so keep your eye on the market if you are hoping to find your next dream home here.

I found just two properties for sale at the time of this writing. One of these homes for sale is a four-bedroom, three-bathroom, 3,214-square-foot home on 4.94 acres on the market at $929,999. The other is a five-bedroom, three-bathroom, 4,160-square-foot home on 1.68 acres listed at $848,747.

I also found a three-bedroom, two-bathroom, 2,229-square-foot home on 1.47 acres that sold for $599,000 in October 2016 and a four-bedroom, four-bathroom, 4,103-square-foot home on 1.24 acres that sold for $900,000 in February 2017.

There is a homeowners association with monthly dues. It appears that there is no Mello Roos for this neighborhood.

Tumble Creek Estates’ popularity is partially due to its offering of horse property and semi-rural living just a short drive from the quaint downtown village area of Fallbrook. This means that you can easily head to town to meet friends for lunch or run errands right after your morning trail ride and be back in time for an afternoon swim before dinner.

Downtown Fallbrook is home to banks, pharmacies, hardware stores, grocery stores, healthcare providers, boutiques, garden centers and just about anything else you might need to cross off of your to-do list. It is also home to several restaurants and coffee shops, including Starbucks, Fallbrook Coffee Company, Café de Artistes, Chipotle Mexican Grill, Trupiano’s Italian Bistro, Main Street Café, Pedro’s Tacos, Garden Center Café and Grill, Robertito’s Mexican Food and Dominick’s Sandwiches. Plus, there is a craft brew tasting room and wine tasting rooms mixed in among the art galleries and boutiques.

Speaking of art galleries, Fallbrook has quite the thriving art scene that has even landed it on John Villani’s list of the 100 best art towns in the country. As part of the deeply ingrained arts culture here, there are public art installations, the Fallbrook Film Factory, Mission Theater, regular exhibits and events at the Fallbrook Art Center, an arts in the park program, Pops on the Green and the Fallbrook School of Arts, which offers classes and programming for all ages.

Fallbrook is in a fantastic location for folks who like to spend their free time outdoors. For those who live in Tumble Creek Estates, this may start very close to home, since you may have a swimming pool or horse facilities right in your backyard. There are also miles of riding, hiking and biking trails nearby, including those found in the 11 nature preserves maintained by the Fallbrook Land Conservancy and in the Santa Margarita River Trail System, Cleveland National Forest and Palomar Mountain area.

If a manicured green is more your style, just a few of the North County golf courses and country clubs in and around Fallbrook include Arrowood Golf Course, Pala Mesa Resort, Golf Club of California, Welk Resort, Castle Creek Country Club and Vista Valley Country Club. Folks with a private plane will appreciate the close proximity of Fallbrook Airpark, and those who do not want to keep their horses at home can take advantage of one of the many equestrian centers in the area.

Families who take part in youth or community sports leagues will likely spend lots of time at one or more of the parks in Fallbrook, which include Ingold Community Sports Park, Ball Park, Live Oak Park and Alturas Street Park. Just a short drive from Tumble Creek Estates, you will find the Fallbrook Community Center and Park, which offers programming for all ages, including fitness classes and art classes for adults, senior programs and activities, and a wide variety of sports, classes, and activities for kids and teens.

Fallbrook is also home to lots of community events that take place throughout the year, including movies in the park, Breakfast with Santa, Fallbrook Garden Club’s Annual Flower Show, Fallbrook Scarecrow Days, Fallbrook Halloween Festival, Holiday in the Village, Wine and Bite Holiday Art Walk, the Fallbrook Christmas Parade, and the well-known Fallbrook Avocado Festival.

Tumble Creek Estates public school students are served by the Fallbrook Union Elementary School District and the Fallbrook Union High School District. While Live Oak Elementary School is just south of the neighborhood, it looks like most students here attend William H. Frazier Elementary School to the north. This is followed by James E. Potter Junior High School, which is near the community to the south and Fallbrook High School, which is just a short drive away. Other options offered through these school districts include the Fallbrook Homeschool Academy and Ivy Continuation School.

The nearest private schools are St. Peter the Apostle Catholic School and Zion Lutheran, both of which are just west of the neighborhood. Other Fallbrook private schools in close proximity include Fallbrook Montessori, Peppertree Montessori, Montessori Adolescent Academy, Rock Rose School for Creative Learning, New Covenant Christian School, Alpha & Omega Academy, Spirit Mountain School and Fallbrook United Methodist School.

Adult learners who want to stay close to home can continue their education at Palomar College’s Fallbrook campus, MiraCosta College, Miramar College, Saddleback College, San Joaquin Valley College, Soka University of America, John Paul the Great Catholic University or California State University San Marcos.

Tumble Creek Estates is located south of Gum Tree Lane, west of Live Oak Park Road South, north of Reche Road and east of South Stage Coach Lane. Most of the homes here are located on Tumble Creek Lane and Tumble Creek Terrace.
