Winter Haven is a small neighborhood of detached, single-family homes in the town of Fallbrook in North County San Diego. Just down the street from schools, parks, shopping and restaurants, Winter Haven offers residents moderately priced homes on large lots minutes from all that downtown Fallbrook has to offer.

With a thriving art scene, equestrian centers, golf courses, parks, hiking trails, shopping and dining all within reach, Winter Haven is one of several Fallbrook neighborhoods that could be the perfect home base for you and your family.

There are only about two dozen homes in Winter Haven where you will find detached, single-family houses on large lots that average about .75-acre per parcel. According to neighborhoods.com, homes here range in size from 1,252 to 3,104 square feet with three to five bedrooms and two to three bathrooms. The average home size is 2,000 square feet with four bedrooms and two bathrooms.

Like many Fallbrook neighborhoods, Winter Haven is a small community where residents tend to stay and homes only occasionally come on the market. Therefore, if you are interested in buying a home in Winter Haven, you will need to keep a close eye on the market or work with an agent who specializes in this area and can alert you when there are Winter Haven homes for sale.

Winter Haven is just a short drive from downtown Fallbrook, which is where you will find almost everything you might need. Along South Mission Road and in the downtown village, you will find grocery stores, pharmacies, gas stations, banks, salons, healthcare providers, professional services and gift shops. Much of what you need will be found in one of three shopping centers: Fallbrook Towne Centre, Mercantile Shopping Center and Colony Plaza Shopping Center, all of which are reached from South Mission Road.

On your way into town, you can stop by Colony Plaza Shopping Center to grab coffee at Starbucks, ship packages at The UPS Store, pick up beauty supplies at Sally Beauty, and fill your prescriptions at CVS. Then, head across the street to Fallbrook Town Centre to drop off your dry cleaning, hit up the Dollar Tree for cheap finds, or go to Kahoots Pet Store to stock up on dog treats.

Just a bit farther up South Mission Road, you can stop at Fallbrook Mercantile Shopping Center to pick up paint for home improvement projects at Sherwin-Williams, drop off mail at PostalAnnex+, get in a workout at Anytime Fitness, grocery shop at Major Market or do some banking. Just across West Fallbrook Street, you will find Fallbrook Coffee Company, which is sure to become a regular stop for folks who prefer locally owned coffee houses.

If you need to fuel up for your day of shopping, you can grab lunch at Chipotle, Taco Bell, Subway, Carl’s Jr, Rosa’s Mexican Food, Domino’s Pizza, KFC, Denny’s, Jersey Mike’s Subs, Burger King or McDonald’s in this shopping area. Some of the other dining options in town include Trupiano’s Italian Bistro, Main Street Café, Robertito’s Mexican Food, Garden Center Café and Grill, Firehouse Que & Brew, Pedro’s Tacos and Dominick’s Sandwiches.

Fallbrook Brewing Company has a tasting room right on Main Street where you can meet up with friends to try some local craft brews. Plus, of course, there are several wineries in the area if you need an afternoon of wine tasting.

If you are looking for something a bit more unique and hip than a fast food chain, you should definitely check out Café de Artistes where you can enjoy the historic soda fountain or dine in an eclectic environment filled with local art. Since it is located at the Fallbrook Art Center, this also gives you the opportunity to explore the latest exhibit and experience part of Fallbrook’s thriving art scene.

Fallbrook is also home to a weekly farmers market, craft fairs and swap meets held throughout the year, and many community events, such as the Fallbrook Avocado Festival, Fallbrook Film Festival, Wine and a Bite Holiday Art Walk, Holiday in the Village and the Fallbrook Christmas Parade.

Things to do in Winter Haven

Winter Haven Parks and Recreation

The Fallbrook neighborhood of Winter Haven is in a great location for folks who want to take advantage of the many opportunities for outdoor recreation in and around Fallbrook. Dinwiddie Preserve is just to the north, Los Jilgueros Preserve is just minutes to the west, and Fallbrook Tennis Club and Ingold Sports Park are even closer. Boarding and training stables can be found in every direction, and the beaches of Oceanside are only about a 30-minute drive from the neighborhood.

There is also the Fallbrook Airpark for pilots with private planes, as well as a handful of community parks, including Clemmens Lane Park, Alturas Street Park, Don Dussault County Park, and Live Oak Park. Live Oak Park is a particularly beautiful community space with walking trails, picnic areas and an off-leash dog park. At the Fallbrook Community Center and Park on Heald Lane, you will find the typical offerings of a park – such as a playground, picnic areas and a volleyball court – but also an active community center with classes, events and programs for youth, teens, adults and seniors.

If golf is more your thing, your nearest options are Golf Club of California, Arrowood Golf Club and Pala Mesa Resort. Other options within a short drive are Welk Resort, Castle Creek Country Club and Vista Valley Country Club.

The Fallbrook Land Conservancy manages the above-mentioned Dinwiddie Preserve and Los Jilgueros Preserve, as well as several other nature preserves in the Fallbrook-Bonsall area. This is where you are going to find most of the hiking trails closest to home. The conservancy’s website is a great place to learn more about the preserves, including which are currently open to the public for hiking, biking or riding.

There are additional trails nearby in Cleveland National Forest, Palomar Mountain State Park and the Santa Margarita River Trail System. Since there are more than 160 paths and trails throughout North County San Diego, this is a great area for hikers, trail runners and mountain bikers, and you are sure to find the perfect option for your skill level and the amount of time you have to hit the trails.

Students living in Winter Haven and attending public schools are served by the Fallbrook Union Elementary School District and the Fallbrook Union High School District. The schools most commonly attended by students here are Live Oak Elementary School, James E. Potter Junior High School and Fallbrook High School. The elementary school district also offers the Fallbrook Homeschool Academy, and the high school district offers Ivy Continuation High School as an alternative to Fallbrook High School.

Both Fallbrook High School and Ivy Continuation High School are just west of the neighborhood and close enough for students living in Winter Haven to walk or bike to school.

Private schools serving this area include Fallbrook Montessori, Peppertree Montessori, Montessori Adolescent Academy, A Step in Time Preschool, Alpha & Omega Academy, St. Stephen Lutheran School, New Covenant Christian Academy, St. Peter the Apostle Catholic School, Fallbrook Methodist School, Rock Rose School for Creative Learning and Spirit Mountain School.

Community colleges in the area include Palomar College’s Fallbrook campus, Miramar College, MiraCosta College and San Joaquin Valley College. Nearby universities include California State University San Marcos, National University and John Paul the Great Catholic University.

The Fallbrook neighborhood of Winter Haven is located north of Winter Haven Road, west of Premier Color Nursery and Brooke Road, south of Dinwiddie Preserve, and east of Fallbrook High School. Homes here are located on Winter Haven Road, Harvest Vista Lane and Hummingbird Hill Lane.
